SAN TAN VALLEY — A major new housing development called Ware Farms might be coming to San Tan Valley.
Vintage Farms is proposing a 1,600-lot community on 473 acres near the southwest corner of Combs and Schnepf roads. The plan is set to go before the Pinal County Planning and Zoning Commission at 9 a.m. on April 19.
The development will require some rezoning for the residential space and is possible because the planned wastewater treatment plant was moved to an alternate site.
According to the preliminary traffic impact analysis, only minor improvements will be needed for Combs Road, along with some half-street improvements to Kenworthy and Schnepf roads.
The proposal says that Ware Farms will be a family-oriented community and that it will be strategically located to provide housing to employees of the nearby Banner Ironwood Medical Center.
The development will include an 11.3-acre centralized community park with amenities like soccer and baseball fields, play equipment and an interactive spray deck.
“One of the key features of Ware Farms is the abundance of well‐amenitized open space and trail corridors throughout the community,” reads the report. “The open space and trail network create walkable neighborhoods, increasing opportunities for active and passive amenities, as well as efficient and integrated drainage solutions. Amenities and the strategic placement of larger single‐family lots at sensitive locations create a strong neighborhood identity. J.O. Combs Unified School District is requesting a 12.7-acre school site to service the needs of the community’s children.”
