The Maricopa real estate market is trending upwards in available inventory homes for sale. As of this writing there are 104 active homes on the market. Even though this is still considered a low number of available homes for sale, it is about a 40% increase over last month’s active listings. This is good news for buyers, yet sellers are still winning too. The price per square foot for a single family home so far in 2020 is 11% higher than in 2019 at an average of $125.68 per square foot.
Fulton has sold all but one of their models as they begin closing out sales in the Glennwilde Subdivision of Maricopa. Their Harris Beach model with a loft is listed at $632,876 and if sold for this price, will be the highest priced home sold on the MLS this year. Thus far, the highest priced sold home in Maricopa in 2020 was at the Lakes and sold for $500,000. It is important for builders like Fulton to build in Maricopa too. Typically not considered a starter home builder, they have built more custom features and upgraded homes than some of the other builders, creating diversity in style and features.
The rental market is still very tight and at times forces renters to leave Maricopa because of the lack of availability. There are currently only 10 homes available to rent with a price range between $1375 and $2100 a month. With the new apartments near Walmart scheduled to be completed around spring of 2021 renters will have more options to live and rent in Maricopa.
The housing market is expected to stay strong and keep growing. Arizona is economically on the rise in many directions and the rest of the country is taking notice of this.
